SS & High end Properties....

Is anyone here dealing with high end properties? if so what’s the strategy being used?

Hi end properties are not moving very well in most of the country so there are less active investors following these opportunities as there used to be!

the problem with buying them to hold for rentals is they aren’t as efficient, most of the houses I buy have an ARV of $110-120k and lease for $1100-$1250, a house with an ARV of $200k might lease for $1500 or so, there are fewer people leasing the more expensive homes so you might end up taking longer to lease, with a higher holding cost

I’m doing short sales on many high end properties. What is your questions exactly ? I am quick turning them to retail buyers.

You’re quick turning them to retail buyers… So are you buiyng & holding these properties until retail buyers come along?? I guess you have all this cash sitting around for buying & holding, correct? Or maybe my main question should be…What’s your secret?
