Small Town GA Newbie Wholesaler

Hey! Glad I came across this site! Love the advice I’ve seen so far.

I’m in a small town (Adel, GA) and when I check Zillow for recent sales…there are none. Do I need to find another area or do I have a great thing here? I’ve found properties (none under contract), but no luck with finding buyers yet.

Just wondering if I’m at a dead end, or in a gold mine.

Anyone in similar situations??

In certain areas, Zillow is completely worthless and has no data . I wouldn’t depend on it.

If there are houses, then there’s a housing market. Depending upon what your investing strategy is, you may have to look outside your immediate area. Hard to say from here without knowing the specifics, though.

When I first started out, I was told the same thing from a lot of agents. And, I remember one agent specifically who took me to nicer properties and tried to convince me it was better to be a landlord than a wholesaler.

There are probably great deals in the area where you live, however if you work real estate in a bigger city, you have more options (buyers, properties, etc.)
20 years ago, when I moved to Missouri from Hawaii (don’t ask why … :biggrin,) I moved to a small town 2 hours from St Louis. The possibilities were very limited there, so I started driving back and forth to St Louis 3 times a week. I had a portfolio of 12 properties within 2 years in St Louis. Eventually I moved to St Louis and I went into real estate full time.
My suggestion based on my experience … keep your eyes open, but look for opportunities in the closer big city. Good Luck!

I appreciate all the advice! I have a larger city here I will begin with, but will also attempt to work what I can in my immediate area once I’ve got more of a network started.

I’m planning on moving to the Nashville, TN area anyway - hopefully this year, but am working to get the funds to do that first so I don’t have to sell my place.
