signing hud a month before closing?

Is it possible to have a homeowner sign the HUD for short-sale lender a month before the closing? I would like to have the papers signed and therefore don’t have to worry about dealing with the homeowner anymore when it comes time to do the actual closing, just don’t trust her and feel she might nickel and dime me if I don’t take care of it now. Also hard to get in touch with her because she is moving. The closing is a month away but if I dated the HUD for next month and had her sign it when I meet with her in a few days could there be any potential problems with this? She would know the closing is schedule for next month but would just make it simpler.

YOu could have her sign a power of attorney over to someone that you do trust. That way she would not even have to be there. Thats how I would take care of the situation.

Yes, if you are using an escow company, it is possibe to sign documents in advance and have escrow hold them until completion of the sale.

You have to get the seller to agree to it, though.
