Should i tell the seller that i dont really want to inspect the house, i just want to get the house under contract?

I recommend you get Steve Cooks course on wholesaling. Vena Jones Cox has a good course too. Lots of your questions are covered in there to put the pieces together for you.
I would suggest going through the home and asking the seller what his or her goal is in trying to sell their home (It sounds retarded because you already know the answer…but trust me).
Once they answer that their goal is to sell the home for X amount of dollars, then let them know you’d like to to help get them to their goal.
Then explain how assigning works…
Easy as 1,2,3…this tactic keeps sellers eyes on the horizon rather than on their greediness…
