I am looking to process shortsales. If I process shortsales, can I get the lender to pay my fees or does the homeowner?

If an agent they will pay you a commission, as someone who is contracted by a real estate agent they will authorize a fee.

Processing as in I want to do shortsales as a business for whoever needs one, and I was just curious as to who pays my fee for negotiating the shortsale with the lender and most importantly, what is a customary fee on residential real estate?
Listing the home below market value can help to sell property fast but it should not lead to loss to the seller. It will also help you in short sale ans other issues.
