It depends on the type of loan you’re shorting.

Most lenders require:

  • Authorization to Release Information
  • Hardship Letter
  • Listing Agreement and/or Purchase Offer
  • Financial Worksheet
  • Tax Returns
  • Pay Stubs
  • Bank Statements (for all borrowers)
  • HUD Forms (if FHA)

AHR gave you a great list, and i would gather all those documents up front. BUT only send in the documents that the lender requests… nothing more…
Each lender is different… and has different requirements.

Make sure that the first paper you get them to sign is an authorization to release information to you, your company, lawyers and title company. With out this you cannot get anywhere with the lenders, you will also need their social security number as well for some lenders…
