Here is the deal-- I am new so forgive me if I don’t know a lot yet ! 
I have a deal in chapter 13, done to stall the foreclosure. Twinhome worth 175-180. maybe 5K in repairs (built 99) She owes 170 to 1st mortgage and 4500 to association. I am ready to do a short sale, and have all the paper work, she will sign it later today when I go out there, but I don’t know what to offer? Everything I read says my offer should be low enough to embarrass me, but what is too low? Thank you for your advice. By the way I love this site!! 8)
