I have been successfully doing short sales for just over a year. Normally I generate my own leads by getting names of people in foreclosure thru the local courthouse and follow up these leads w/ a direct mail piece. I have tweeked this direct piece numerous times and w/ others input but the response is terrible. It is frustrating because I can help people so much but I need them to contact me. What is anyone else doing successfully whereas they are focusing their short sale efforts in a close proximity to where they live. (30 miles?)
I have had the best luck pulling houses off the MLS that say “subject to short sale” and I start sending letters to them telling them I want to buy their house. This has been one of the best ways to get people to call me.
Can you query for that? Or do you have to go to every listing and see if the agent has typed “subject to short sale” under either public or agent remarks?
You can spend hours sifting through 1000’s of listings!
Do you do this (or does anyone) even when the house is currently listed with an agent and active??
The MLS does have a search for shorts…
I personally believe you’re interfering with a brokers contract and if a Realtor that is a violation.
If you find a seller to work with then they have to either have their contract expire or have it canceled…
A better tactic is to mail to 30-60 day lates
On our system, it’s through a key word search on a Remarks field. Hopefully, the board will add a SS data element soon.
If you’re not seeking the listing, but just want to make an offer, how would this violate the broker’s contract?
I had some company send me an email message, that they could supply listings of 30 and 60 day lates, but after I responded, they never followed up. Know any good sources for these addresses? List providers at reasonable fees?
I know listsource does and I asked on another post if anyone had experience using listsource for pre-foreclosures. I never got a response

What do you say to the homeowners when they call you about buying their property?
What do you say to the listing agent if the homeowner tells you to call their listing agent or their listing agent calls you?
