By no means am I trying to solicit to the forum just trying to gather information on a venture I am participating in.

My background is real estate investing, my partner’s background is owning lead generation companies and being affiliated with infomercial production companies. We are creating an infomercial and commercials to be broadcasted nationally on television to generate short sale leads. Our original plan’ was to joint venture with the leading guru’s in the industry and sit back and collect commissions. We felt we would be leaving out an important segment of the business , the everyday and part-time real estate investor who would like a cost effective way of filling their shortsale pipeline with prescreened leads without the headache of mailings, advertising cost, bird-dogging, the lengthy follow-up to see if a lead is even prequalified.

Our commercials will be very informative to the homeowners and when they call our call center they will be prescreened to see if they are a candidate for a shortsale. Our operators will be asking all needed and relative information that will come along with the lead.

My question to you is would you buy prescreened , prequalified shortsale leads?

If yes, what would you want the lead to be accompanied with as far as information from our call center.
Name, address, contact info,mortgage balance,value of home now, hardship, days past due, have you tried a loan mod? , have you alerted your bank of your situation? ,mortgage holder info. Are the obvious ones , just wanted to get a feel , what would you like included in your lead information if you purchased leads.

Keep in mind, these leads will be prescreened and predetermined if they would even qualify for a shortsale or not. We would offer a 100% guarantee on all purchased leads. You would be able to start the shortsale process 5 minutes after obtaining the lead.

Lastly, what would be the maximum one time cost you would pay for a qualified lead? And would you pay more for a lead that is a luxury home versus average single family home?. We are looking to do a tiered payment structure based off the balance of the mortgage.

I have learned ideas are easier to imagine then impliment…

Anyway… I ran a 30 minute infomercial that did well… There are certain times you want to buy and channels to stay away from… As for a call center… That is something I wouldn’t do… Too hard to train the TM.

Instead send them to a VERY well designed site that can collect their data for you. Have that site maned by attendees who can interact with the viewer… Check out Bold Chat…

They can send the viewer a note live and then you can capture… Nice thing about a live on the net service is that you can go straight to contracts… And you can create a data base of logic which will cut down on training and one site operator can manage half dozen at a time…
