Short sale and land trusts

I have been out of the loop for a while for personal reasons. I have recently negotiated a short sale on a nice property and signed the contract as Linda XXXXXX, Trustee. In the process of selling the property using a land trust, my title company now tells me that title companies are getting to the point that they don’t like closing land trusts. Can someone tell me what I have missed? What is the best way to do this now? And if it is a land trust, I have another question please? After we close and I resign as trustee, should the beneficiary not want to choose another trustee and terminates the trust, do they have to file new paperwork for the deed or what is the procedure after I resign?
