I recently purchased a lot which did not perc 2 years ago. I bought low as a long term investment, sewer is 8-10 years away and I’m content to hold it, but if I could get it to perk, I could immediately flip it and triple my money. I intend to explore the possibilities meanwhile since there is no hurry. There are mound systems in the area and the street the lot is on has dwellings which have perked in the last few years, so the soil is marginal and I may attempt a perc this summer, I’ve gathered August is usually best, especially during a dry summer. I’m going to probably hire a local geologist to do a site evaluation, possibly a general contractor who builds in that town. I’m curious if anyone else has additional ideas and input.
The time of the year doesn’t matter anymore. In the northeast the Department of Enviromental Management sends a geologist out to examine the test holes. All he’s looking for is sediment deposits for the average high water mark. You could have a 3 year drought and it ain’t gonna change those deposit levels. Best advice is to look into fill. If you can get the site built up and get a septic approval for a raised ranch (4 foot foundation walls) you’ll probably be all set.
