sending out letters to preforecloser help

im thinking of sending yellow letters to multi family preforeclosers. i have couple hundred lists of small multi family properties and would like to reduce that so i can get better responds with lesser mails.

to screen out some properties i will take out properties with too much loans. but after that

  1. should i take out properties with corp or llc owners? or include them
  2. should i only send it to properties with no owner occupied or both? (i think a lot of the properties on my lists are properties with same mailing address as property address)
  3. and what my letter should include and how many times should i send them out?

Definitely de dup your list… As for frequency every 30 days… I would mix in different mailers. Besides it keeping the cost down it also reads differently. Some people like Coke and some like Pepsi kinda thing

Your Yellow Letter is going to be your best pull however your postcard will pull more interested sellers. The voucher letter works outstanding too.

If you’re sending to pre-foreclosures then it doesn’t matter who the owner is… Or who occupies it… Even Investors tend to sell property…
