Selling a propety that currently has tenants in it. Their lease expires in April 2006. Wondering if I can get a better price selling it with the tenant in it or a better price if I wait until the lease ends and put the house on the market while vacant.

Usually , rental property is easier to sell if the buyer knows it already rented. Occupancy will affect appraised value if you have more than a couple of units.

Especially if you ahve good or great tenants. Be ready and willing to provide information on why your tenants are good (timely payments, take care of the property, etc.).
Hopefully, the tenants are paying market or very-near-market rent!
