Selling: Realtor vs. DIY

When selling your properties retail, do you prefer using a full-service Realtor or selling it yourself? If on your own, do you use a service that includes your property in MLS? If so, which one?

I am getting ready to sell a property, and I can’t decide which way to go. The neighborhood appears to be moving very well at good prices (an identical property across the street got a full price contract in three days; the seller used a “we list in MLS/you sell it yourself” service), so I don’t relish the idea of giving away money without reason.

Having said that, even if I list it myself, I may end up paying the buyer’s agent 2.5-3% of the deal, in which case I’ve only saved the other 2.5-3% (which is still a decent amount of money on $180K).

Does anyone think that listing Realtors really earn their commission when the property will essentially sell itself? I know that getting the offer is only part of the process…you still have to get to settlement!

I just don’t want to leave money on the table. I appreciate your input.

You are correct in saying that saving at least half the commision is a good thing. However, if this is your first property you are selling I would suggest using an agent, to jump through all of the hoops that go with selling a home. But make it a learning experience, find out about every call they make, every form they fill out, what they eat for lunch. Remember they work for you! This will give you the experience to do the next one on your own, and in the end you are still getting paid. I am completely on board with you as far as putting that cash in your pocket, but if you are not 100 % sure how the whole thing works… well you get my point.

another option is to use a realestate attorney. they cost less than a agent and they know the law better than an agent
