Selling Property At Auction

Got a call the other day from a Realtor/Auctioneer.

My 6 month listing had just expired triggering multiple calls from hungry realtors.
I told the Realtor/Auctioneer Gentleman my FSBO asking price was $529,000. This lot is Waterfront, Gulf Access with no Locks, Lifts or Bridges. Similar Waterfront Lots in the area are listed by Realtors around $549,000. The Auctioneer recommended a $470,000 Auction Price leaving me with $430,000 ‘Out The Door’.

What are your thoughts on these auctions, also personal usage?
