contract vs lease option

Which method is better and/or easier to sell, land contract or lease option?

I understand the issues regarding getting the buyer out if they don’t pay is tougher with a L/C, because you have to foreclose.

I have heard it’s tougher to get a good down and higher payment with a L/O, because the callers are renters instead of buyers.

I absolutely prefer the lease option as a sales technique, because it is easier to get them out of the house. Sometimes people would like something recorded against the property if they are going to give you a larger downpayment. I have used an affadavit of option. This give my buyers some security.
