Heh guys, it’s Decorous. Could I get some thoughts about selling houses without RE License. I heard that you can, but after the showings etc, and have potential buyer, who does the paperwork for motgages gone through & the final paperwork ready for closings? And when do I get my commission?
Thanx for your guidance, I have a potential client asking me if I would sell some of his houses he builds. Love your input here.

Most if not all states have laws that state you can not sell houses for a commission unless you are an owner or an employee of the owner. You can sell leads like birdogs but even some disagree with some of the birdog fees are commissions and they are selling houses. If you are an employee of the builder you can get a % of the sales price as pay. I am not sure of the exact employee relationship you need.
