Selling an occupied home.

Hi, i was wondering if anyone had tips on how to sell a home that already has tenants occupying it??

It’s very difficult. Tenants have absolutely no motivation to keep a property is sales condition. In fact, they have a disincentive, since they think they will have to move if the property sells.

You can try to sell it as an income property.

Try offering the tenants a cash reward at close of escrow if they keep the place clean and co-operate in showing.

Never lower the rent while the property is listed because that just ads to the tenant’s disincentive to see the place sold. The longer it remains unsold, the longer they get to live with discounted rent.

Ok, thankyou! What about finding a buyer? Would you use a RE Agent, or would an ad in a paper do best?

You can place ad in classifields and explain the full things to buyer to solver the problem

Selling a home is not always deal killer.

Explain to the tenants that you will be showing the property from time to time and show them respect by giving them 24 notice before showing up and everything should go smoothly.

Buyers that will be most interested in occupied homes are investors that plan to buy and hold.
