Selling a subject-to deal quick

How long do I need to wait before selling my subject-to deal? I understand there are seasoning issues to be aware of. Are these seasoning issues related to title, the loan, both? On this property I plan to take it subject to, give her a portion of her equity, then do some minor repairs and retail it. I do not wish to lease-option it or rent it. Please let me know what I need to consider.

It would be easier to get financed if you owned it 6 months or longer. There are companies that can get the loan for your new buyer without seasoning concerns where you can sell it early. You could even sell again sub2 but this may be risky if the buyer defaults. This could also require more down from a buyer and severely limit your market
