Self-directed IRA

Has anyone purchased MH’s for rental or re-sale retirement investment purposes with funds from a Self-Directed IRA? I had plans to purchase MH’s with IRA funds and move them to my property. A Rep from an Investment company said a MH located on my own property is not allowed by Self-directed IRA guidelines. Any ideas welcome.

I am a newbie commercial investor myself. A week ago, when I looked into self-directed IRA, I did a Google keyword search and was able to obtain some basic knowledge - there are very strict guidelines prohibiting its use such as that intended by you. :bash

The question I have which begs an answer from other knowledgeable member - how do you structure a self-directed IRA/401K when financing is needed? An LLC supposedly cannot own 100% of the property. Spoke to a specialist and she advised converting an IRA to a 401K then fund a S or C Corp.

Any wisdom would be appreciated.
