seasoned title on a flip

Has anyone run into issues with lenders for the buyer of a property they are flipping, requiring 6 months minimum seasoning of title.? Has this held up any closings? Does this limit buyers to cash buyers only?

I’ve not run into myself because I buy for cash but it can be a problem for some lenders…

If you’re doing a rehab on it, take before/after pictures and keep your receipts to show them (and for taxes!)…

FHA financing requires that the seller owned for 90 days. Any other limitations are from the lender. If the lender doesn’t work for you, find another. A good lender will understand rehabs and seasoning won’t be an issue; he’ll consider it akin to “recycling”.

There are plenty of conventional lenders for your buyers that have no seller seasoning. Just find a good broker in your area that deals with investor loans a lot.
