Searching For Investors/Advertising My Investment Properties For Sale

I am a REALTOR in the Philadelphia are who has just begun working with investors. Interestingly enough working with investors never crossed my mind until out of the blue, 3 different people who happened to be investors contacting me. Now I am starting to believe that this is possibly my niche.

After working in Philadelphia for many years and growing up in Delaware County I am extremely knowledgeable about the area.

As many of your already know there are many parts of Philly that are up and comming such as Northern Liberties & Fishtown.

My question to you all is how can I found investors to work with as well as market homes I have for sale that I feel are more investment propeties rather than owner occupied? Is there any sites dedicated to advertising investment properties?

I do my homework and my goal is to find investors the best oportunities out there and provide them with what I feel would provide them with the most profit in the end.

Your help, guidence and suggestions would be greatly appreciated.

Here’s a tip- LEARN WHAT CASHFLOW IS! It seems easy but most realtors have no clue what a cashflowing rental is. I recently saw a three family listed for $330k with gross rents of $3000/month at best. Title of the ad was: “Start Collecting The Rent! It will Pay The Mortgage!!”

Newsflash, just covering the note isn’t considered covering the expenses. Probably 97% of realtors think that the PITI emcompasses all expenses, a few of these even add 5% or so to the figure to include vacancies and fail to catch the myriad of other expenses. If you truly want to help investors strart reading and learn all you can about landlording and rehabbing and you’ll be a valuable asset to your clients and will be able to provide something others might not. (you also might want to do some investing yourself)
