Search for Contractors

I bought my first rehab last month 10-31-05
I have interviewed 5 general contrators - and none of them as provided me with numbers to do my repairs
2 of them did a walk through -3 weeks before I closed… .

I have gotten more accomplished by acting as a general contractor and getting individual estimates on
painting the exterior, putting on a garage door, redoing the porch. etc.

Its almost like each contractor that walks through is overwhelmed, I dont know why… its not that big of deal,

  • sheet rock, painting , redirecting some plumbing, floor jacking, comeplete kitchen remodel…batchroom upgraded…

I know in the future I will just have to used subs

infact I believe I will have my windows put in , garage , & front porch completed before I get any figures from my lastest contractor.

Anyone have any suggestions on what I could be doing wrong.

When you called them back, and asked about the estimate what did they say?
Well anyway it sounds like you are doing a complete renovation. When you meet with them are you telling them what price you feel it should cost, because if you are that is the problem.
Another problem that I have had in the past was telling the contractor “he should be able to have the entire floor sheetrocked in a day” or that to demo the entire house should only take 2 days and it shouldn’t cost more than $1,500.00 not including dumpsters.
Also when I renovated my house I didn’t put the windows in until after the floors were jacked and the new sub floor was put down.

I use independent contractors for each and every Job!

put a lock box on the door and let them go do an estimate at there convenience just keep in mind the order you would like to have the work done!

The same thing you would pay a GC to do you can do over the phone in about 20 min. a day!

thats what I did, I put a lock box on last week…
my plubming will be started on friday and completed by saturday, and he just did a walk through today… thats what I am talking about…

(Nope, as far as they are concern , I dont have any expectation or know anything about the cost… )

Believe it or not, this is fairly normal. I invest full time and own a construction company specializing in full interior / exterior rehabs for investors. (that means we know how to do it right but as less expensive as possible)

I am told often that out of 4 or 5 bid requests, I am the only one that returned with a written bid, generally within 2 days, no more than 4 depending on the project and we do work in multiple states.
