Eviction Check
Lawsuit Check
Employment Check (or other income)
Previous Landlord Check (at least the last 2)
Plus common sense - look at tenant, his car, his looks, the way he talks, check his ID, etc, etc, etc

Is there a company that for a fee check them out or do you usually do the checking yourself? How does one go about doing a credit check, criminal check etc… Will the police just give anyone that info?
Yes, there are many companies that will do the checks for a fee. National Tenant Network is one of the companies that do this. Personally, I don’t do the credit check for low income tenants (their credit is always horrible). I do the criminal check, eviction check, and lawsuit check for free by looking at the appropriate court websites. I call the previous landlords after looking them up on the auditor’s website.
