Lately I’ve noticed tons of properties that are for sale for different prices, through different sellers. Why is this, and what should I be on the lookout for or cautious of?
Is it just several wholesalers trying to sell the same deal, or is this sketchy?
In the Real estate market, you will find different properties being sold for different prices. If I was selling my property for lets say $100,000, the next door neighbor will probably be selling his house for a different price, maybe because it has certain features my house doesn’t.

The same thing happens in my market.
Wholesalers will sometimes market properties for other wholesalers, and add their fee on top of the original price.
Find out who has the contract- that will be your lowest price, most likely.

Yes we did find the lowest price . The property was 27k, then i found the seller who wants 25k, and we asked him and said he would take 22k. Saw the house on another website for 50k.
We are most likely going to put the property under contract. Just need to get our llc or other entity set up ( a little confused on that). We are either going to rehab and rent the property ourselves, or try to assign the contract if we find a willing buyer. To assign it we just put our llc name in the contract and/or assigns, correct?
The title company should be familiar with the procedure of assigning the contract?
