Rooming House - Tenant Waiver?

Hello,

I am a Property Manager in Georgia and I have taken on some new clients with rooming houses. Of course, I requested all paperwork, etc. signed by the Tenants. One of the documents is labeled “Tenant Waiver,” which basically has the Tenant giving the Landlord permission to change the locks of the room and front door along with placing personal items in storage for up to two weeks if their rent is not paid within three days of its due date. My question is, can Tenant’s waive their rights like this? I need to know before I take on these clients. How do people normally handle non-paying week-by-week tenants?

It’s probably illegal, but roomming houses are a bit different from rentals.
