Rob HOw do you find MHPs for $3k per pad?

I was reading some posts and saw you say you could buy mhps for 3k per pad. I haven’t seen anything even close to that here in the Houston area. Could you give me some tips on looking? Thanks!

I am trying to find one in an urban location for $10k a pad. $3k is miraculous

I purchased two parks in 2010 at $3k/pad or less. It’s not miraculous, it was a result of lots of offers and finding the right deal. Don’t give up…they are out there. I buy distressed properties and know how to turn them into profitable and money making properties.

With high vacancies, you get discounts. Then buy inexpensive mobile homes, sell the homes with owner financing at full retail, then sell the finance paper. Use the profit from the finance paper to pay off the dirt!

Then, you have unencumbered income and you don’t have to fix anyone’s toilets!

Perhaps you need to look outside your area to get my prices. You can’t find a $100k single family home in Manhattan…you can’t find a $3k/pad mobile home park in a big city!! I look in rural areas that are less than an hour’s commute to a larger city where people work.

You can find these by searching for listings of FSBO or you can find these on national broker’s websites like United Country and the like.
