We had our day in court 8/7. Tenants didn’t bother to show, so we got an easy ruling in our favor. Next day, went to the property to deliver tenant’s copy of the court order (they were given until 8/16 to vacate). Tenant is such a bone-head. He exclaims, “Oh man! I forgot all about that. I’m sorry Matt…how’d that turn out?”
“Well, not so good for you. Make sure you have arrangements made otherwise your stuff will be out in the street.” I even was kind enough to give him a letter stating my intenetions to move their belongs if I needed, plus gave a follow up call making sure they understood the court order. I did this mostly, because, my wife & I didn’t want to have to move their stuff out.
On 8/13 drove by and saw them moving beds and couches out. I though all was good. Went to property late 8/16 to change locks but there were still 2 tvs, one large dresser, and a ton of clothes everywhere.
8/17 after work nothing had changed. Thank goodness we prescheduled the sheriff to come over 8/18. It took about an hour and a half to get all their stuff out to the street. 10 minutes later traffic was piling up as everyone began picking through their belongings. Man, I wish our tenants could have seen that!
Nice man, don’t forget to add the curb alert on craigslist in the free section.
After discovering that, I am thinking about selling my utility trailer. No need for hauling things to the dump anymore.
That court date is pretty standard. The tenants almost never show up. They show up if you throw them out for lease violations but never have I seen a tenant show up at court saying I have not paid the rent I am not going to pay the rent and I want to stay. I imagine in New York or some crazy place like that they may do that. But when tenants show up they almost always show up with money offering to pay all or less than the full amount but you always get your money or your property at court.
I’ve done dozens of evictions and my tenants almost always show up. They usually say something stupid, like "
I’m pregnant and will be homeless if you evict me" or that something “wasn’t fixed” (always a lie). Then, the magistrate ALWAYS evicts them.

Thanks for sharing that Mattman. Hopefully these bonehead judges will continue to do whats right and not keep screwing the landlord. I have said many times these same deadbeat tenats rip off Walmart for a candybar the cops are hauling them off, no charge to Walmart but us pay, pay and pay some more to clean up, fix up and lose rent. Some other landlord is on the hook for them now and he will be posting sometime in the future telling of thier lies and false info given. WHATS WRONG WITH A BLACKBALL LANDLORD LIST, oh yea liberial do gooders that own nothing.
There are things out there like “National Tenant Network,” but not everyone reports to them. When you have people renting to others with “verbal” leases, they’re not going to report problems.
