Results of 1st classified ad...

Ok so this is posted a bit early, but I recently paid for a classified ad in a local FREE (classified ads) paper. Cost of the ad was $131 for 6 weeks in one of the four distribution areas of Dallas. The ad was as follows…

BUY - SELL - FINANCE
Older mobile homes. Buyers, 8%
financing available. Sellers, need

The ad comes out in print on Friday’s edition. I am prepared to be taking calls all weekend long! ;D

Yeah I had been meaning to post regarding my ad…

Not many calls or anything. I got 4 calls total in 2 weeks. None of which panned out into a deal, but I did get a potential buyer if I can ever find a home big enough for a mother and 5 kids, WHOA!

I am not worried about it because the ad cost me $131.00 for 6 weeks and the ad actually got put in print with all kinds of professional type faces and some graphics of lil mobile homes put in it. If I can get one deal that I would have otherwise not known about in 6 weeks the ad will have paid for itself, not to mention building a buyer’s list.

Run the ads with the premise of owner financing, 0% down, interest rate does not matter. payment does. I get 10-15 calls a day off of my ads in a much smaller area than DFW, San Antonio or austin. Sell the money. They will take it and use it

I do mtgs for mfg homes and can get 5-15% of the D.P gifted from a local NPO. I sell them my home for 80% LTV and make 70-100 ROI.

You bring up a very interesting item… Gifted down payments.

So do you find someone who does these types of gifts and then provide all the necessary papaerwork for your buyer to fill out so that you end up with a decent down payment and the buyer gets in at 0% down out of their pocket?

You said NPO…Non-Profit Organization, correct?

I will call to reword my ad to say, “Buyers, 0% down owner financing.”

0% Down. NPO, correct non-profit org. I get the customer qualified by one of the lenders that accepts gifted funds from NPO’s and once they are apporved from the bank, that approval also acts as the approval from the NPO for the funds. It works very well, and allows the seller to become very aggressive in their marketing, “zero down”, “seller pays all closing”.

Seller held seconds also work very well. MFG land/home is where the money is at. period.
