Get really good at finding deals. The one area that many investors fall short in doing consistently is marketing. Many investors after they find a deal usually will stop marketing to focus on other things like the rehab, finding buyers, financing, etc…
If you become great at finding deals, investors will line up to do business with you. Your income will be more stable because you have deals coming in non-stop. You can wholesale the deals to investors and/or partner with them on the deal.
When you have enough cash, then start thinking about creating cash flow through apartment buildings.
