Required Contracts for a short sale.

To what I’m aware of i need the following documents below in order to start a short sale. I just don’t know why some of the documents are necessary such as the warranty deed. Please let me know why each are required/recommended.

Warranty deed
2 Sale and purchase contract
Authorization of release of information
Power of Attorney: to dispose and acquire property

Please also let me know if I’m missing any other documents and why they are required. Thanks in advance!
