Call the bank and ask if they have an REO Department. I would start with smaller regional banks or credit unions: if they have a mortgage department, most likely they also have REO. They would also be more willing to deal with local investors starting out.
Larger banks might have the info on the website, but they also probably already have asset managers and real estate agents taking care of their REOs.
Smaller banks and credit union are the way to go.
when you call make sure you ask them for " Non-Performance Assest" instead of REO
