renting/ selling to over 55 or disabled

In my town there is a over 55 comunity that has been growing for about 10 years now . they are buying land to continue to grow , they bought 7 acres from my grandpop about 2 years ago … they now just started another community about 5 miles away from the first … i know there is a high demand for theses places around here . there is a waiting list to get into one…
it is all one floor living with all snow removal an yard work taken care of.

just a thought as of now but i was thinking find a small ranch home to rehab and install what ever it needed to make it easy living for a older or maybe handicap person .
laundry on first floor, 36’’ wide door ways , handicap shower stalls ect.
and take care of all grass mowing/yard work and snow removal… do you think i could generate higher than market rents for a property like this , or maybe seller for a higher price ?

it all depends on how you target your marketing - you can always run some test ads - just make sure you follow fair housing guidelines
