I’m going to make an offer monday on a house with a pool. pool probably needs some repairs because the price is very low. but I was wondering about liability with renting a house with a pool. how can you protect yourself and what should be written in the lease agreement ?
also will a home inspector be able to inspect the pool or are pools not in their field ??
We bought a house with pool last year and it looked ok, but old. Turned out to be peeling away from the sides, all rust underneath, totally trashed. There went our dreams of a cool swim!
Now we have a nice big hole in the ground to plan for a future pool?
Check with your insurance person about the extra liability cost for a pool. There are new rules in our area with special gates, etc. and owners are forced to spend a lot to comply.
There’s no way to limit your liability via the lease. Even if there were, your tenants guests would not be bound to it because they didn’t sign the agreement. Get rid of it unless your area is one where rentals with pools are common.
Ditto on the getting rid of it. If it needs repairs (and it probably does), it’s going to need alot of them, which equals $$$$. May be different in your area, but filling on in is usually much cheaper than repairing.
For example, recent one I had, $5K was estimated repair on a 20X40 inground, while $1500 would fill it in, remove all concrete and reseed.
thats what i was afraid of. i want to rent the place out, but its priced very low so i can flip it. Im still gonna make an offer, see what the pool guy says.
