rental property and LLC

I purchased a property for investment, but all the paperwork is on my name. I heard that it is better to set up a LLC, need to find now a lawyer that can help me change everything to the LLC (and I need to set up a LLC first) any suggestions on a good and “affordable” lawyers in the Dallas/Plano Tx area.
I am really new at this …please help :slight_smile:

don’t use an atty to file the LLC paperwork. they screw you. If you pay more than $250 plus the filing fees ($300 in TX) you paid too much.

do use an atty for an operating agreement. this document does the heavy lifting.

Newbie,

Do you manage the property yourself?
Do you do any of the maintenance yourself?

If yes, then don’t bother with an LLC.
You are still liable for your own negligence regardless of the entity.

You are better off making sure you manage your property well and carry an umbrella insurance policy for with a million bucks coverage. (Mine runs about $600/yr)
