Rent to Own materials

What quality of materials are you rehabbers using in your RTO homes? I’ve read several threads that recommend using the cheapest of everything for rentals, but does the same apply to RTO? I’m going to sell the property after a short initial rental period, so wouldn’t using some decent materials raise the selling price of the house? (within reason of course)

Don’t improve the house more than the neighborhood. What I do is like the neighbors plus 1. For example I would do the same as the other houses plus I would add granite counter tops or ceramic kitchen floors, or upgraded bathroom faucets, etc. I would not do all of the upgrades unless the neighborhood has all the upgrades.
