I know for a REIT you have to have a 3mill. dollar investment and a hundred members do you have to have the same if you start an investment business as a corp and then just split the rent and when the market picks up sell everything and split the profit
Corp is not pass through. Corp pays taxes on profits. Any cash given to owners are dividends and subject to tax. Corps are not a great way to hold property unless you want extensive benefits programs.
“split the profit” sounds like you want a partnership arrangement, not a corp.
I would suggest LLC taxed as partnership or taxed as S-corp.
I concur. What you’re talking about is best in an LLC or LP arrangement.
