Rehabilitation Properties and Marketing Techniques

Hello again to those that pursuit wealth, I will like to understand the most efficient techniques for marketing a property during the process of rehabilitation under any real estate market conditions. My next project is to acquire a property that needs major rehabiliation through the use of hard money funds. I have read that total renovation of a distressed or REO property may take up to 4 months (If the renovation process proceeds on schedule). My inquiry is what techniques are most efficient or useful in marketing a property this is not completely renovated. What techniques or actions should be avoided? What techniques or actions can the rehab investor perform to minimize holding costs?
