Not sure if anyone is familiar with Rockland County N.Y. but is it a viable place to rehab? It is a suburb 40 minutes northwest of Manhattan. Single Family Homes here begin at about $350k with the average price around 500k for a 3br 2ba with a small percentage going for close to 800k and more. I keep seeing properties in the areas where homes are going for the $450k and up range that plainly look in disrepair, and with no signs indicating they are listed. Whether they are actually on the market or not is another question and I have not yet researched that. Obviously I am not going to waste my time with those if they are as they are already going to priced too high. But with the others, if I do find owners that I can talk into selling what the odds that I will be able to get these properties for the right price to make it worth my while. This is the NYC suburbs after all and people seem to say this area is not for someone trying to do quick rehabs and flips. My thoughts are that any homes like this have already been picked over by other investors and are unlikely ripe for picking even though they look the part.
