Is a Buyers Market a good time for starting to rehab(flip) homes?

If you can get the property really cheap, you can still flip in a buyer’s market. You need a bigger discount off the top when you buy, then you can price very competitively in order to sell quickly.

Example: Purchase house for $40,000, rehab costs of $10,000, sell for $70,000. You want to get into all the tiny details of holding costs, closing costs, blah blah… there are plenty of those posts around this website. Search around a bit. :beer

Buyers market, sellers market, flea market.
All are good times to rehab, wholesale, flip, assign, paint.
In a sellers market you may have to pay 50k for Jareds house in Indiana but you now get to sell it for 90k.
In sellers market you pay more but sell for more.
In buyers market you pay less and sell for less. The spread may be the same in either market.
