Rehab Questions and Contractors

Hello to all reading this post. I have been doing research in regards to contractor selection and I have notice that many contractors in my area are not listed with the Better Business Bureau. My inquires are:
1)Would any experienced rehab investors tend not to enlist the services of a contractor not listed with the Better Business Bureau?
2) Is it sensible to select a contractor solely based on references from other rehabbers/landlords? (even though the contractor is not listed with the Better Business Bureau)
3)Do rehab investors tend not to go with contractors that are listed with the Better Business Bureau because these companies are more established and will be likely to charge more for rehabilitation services?
4) In the instance that a contractor that is listed with the Better Business Bureau tends to give higher estimates for house restoration/rehabilitation than smaller companies, is the higher estimates a plus/minus in regards to the hard money process?
5) If anyone has any suggestions please list or supply them

How many millions of dollars of rehab are you talking about? It is hard enough to get folks to show up much less worry if they are members of the BBB. Maybe if they have horrible reports against them at the BBB i may be concerned. Word of mouth is best as far as I am concerned.

Hello again Tedjr, thanks for the response. Can you provide me with any contract clauses that you utilize when you enter a contractual agreement with a contractor or any other criteria that is imperative to know when you wish to rehabilitate a property?

In addition, have you encountered higher contractor estimates as a plus or minus in regards to the hard money process?
