i am having a hard time finding distress sales or getting the bank to accept substantialy less than market on foreclosure sales. finding the deal seems to be more difficut than expected. i have cash and am able, willing and ready to purchase rehabs, short sales, etc. is there an investment class or company that teaches the "art of finding the deals…being the first one there to get the deal so to speak? many thanks… ;D
