can a realtor become involved in real estate invenstment? what are the duties toward their broker? do they have to disclose their certification as a realtor to the buyers or sellers?

There are a lot of agents that are investors and yes they by law have to disclose to any parties involved with the investment property that they are a licensed Realtor.

It depends on the state your in whether you have to disclose your license status. In California there is no law or real estate regulation that requires a licensee to disclose.

However, as a Realtor you are bound by the code of ethics to disclose your status. So as a Realtor, you disclose, but if your are an Agent and non-Realtor you don’t have to in California.

By the way there is no such thing as a Realtor’s license.

Stupid question and one I should know the answer to, but what is the difference between an Agent and a Realtor?

In a nutshell, the difference between a realtor and an agent- an agent is the technical/legal term for a real estate salesperson whereas “realtor” is the generic term used by the general public for agents.

Technically, a Realtor is a real estate agent who is a member of the National Association of Realtors.

To be more precise, the National Association of Realtors is a trade organization. In order to join, you need to be a licensed agent or a broker. Agents are licensed by the state. Not all licensed agents are Realtors, there is no requirement to join, but most brokers do require their agents to join, you just need to pay the annual dues in order to call yourself a Realtor.
