Realtors v/s Online agencies

Actual realtors charge a commission for sale of the house which is derived from the proceeds earned from sale of the house property. The home owner can therefore avail of the expertise of online agencies to circumvent the six percent mandatory commission and get a fair offer for home foreclosure sales.

Online agencies operate with a ‘We buy Homes’ motto offering the owner a fair price for the property. A home owner has the facility to enlist the services of agents which purchase homes for sale in Connecticut and various other areas.

Getting quotes works all the time, sometimes online agencies are better while there are times that actual realtors works well. there are tons of companies to start getting quotes.

Some customers want to speak with live realtors. They are the ones who do not have all the time in the world to wait for responses by online agencies. However on the other side online agencies are cheaper. If it is possible why not build an online agency and advise some of the realtors to also take care of it if they do not have time? :slight_smile:

You must get a new Realtor that is creative in mind. They want to get deals done and make money just as bad as anyone else. Catch them while their paying their weekend phone call dues, and watch them get to work for you quick.

I go for Realtors, you’ll surely get the service that you want in a Realtor. Online agencies offer fair price but the risk is the problem.

Personally i don’t think that online agency related to the real estate business would give the better alternative to the physical realtor.
If the first Realtor took you to look at any properties then that Realtor would be considered the “procuring cause” and if you purchase that particular property she would be due a commission.

Yes, the first Realtor will be offended, but you have no moral or legal commitment to her if you didn’t sign a broker/buyer agreement.

It is feasible that the net agency is not a licensed agent but somebody with an online site! There is a lot more to actual estate beyond sticking an advertisement for a property on the net! While having a nice net presence is important, I would think somebody looking to sell their property would need a local, licensed, highly experienced agent.

A licensed agent will be looking out for the best interests of their client and working to make positive they get the best cost and terms when purchasing or selling. It is very important to find out if the person you are dealing with is actually licensed in your area and a member of the local MLS to be positive the maximum number of local buyers and their agents are aware of the property you have on the market.
