Real estate licence....good or bad?

I am thinking about getting my licence and working under Keller Williams.

I don’t want to be full time Realtor in the traditional sence. I want to be an REI.

Thoughts from anyone?

Check with your state as far as what the limitation are BEFORE the need for a license. For example: In Michigan, we cannot transfer ownership rights to more than 5 properties, without using the services of a real estate broker.

An agent, here in MI, must use the services of a real estate broker for all matters, except for his/her primary residence.

There are other issues that are state specific. I would advise contacting a real estate attorney in your state and ask what the benefits/hardships are relating to the matter. All states are different.

major advantages to being a licensed realtor are, you have access to the MLS and you can use your commission as downpayment on the homes.

But you must always disclose your a realtor which can scare some people away.

I’d like to find information on the pros and cons of becoming a real estate agent as an investor. I’m not having much luck at all with the search functionality here. Does anyone have a good thread bookmarked on this topic?
