Real Estate Agent Fees???

I need some suggestions. What is the typical or industry standard commission that an investor pays a real estate agent?? two scenarios, one if he finds a property that is not in the MLS and two if the property he finds is in the MLS. Thanks

MLS 3% not on the MLS 4-6%

Thanks for the info. I met with an agent and he wanted 6% no matter what. It did not make sense to me. Thanks again
