Reading Lis Pendens and property info

Hi,

When going down to the courthouse to read the lis pendens. What is the best way to understand the information, checkout the properties and find out addresses and background info? Bird dogs look for this info is that correct? Then they collect a fee for listings? I know this is probably asked frequently but I am trying to learn all I can. Also in trustee sales listed in the paper etc… how does one find out background info on the property?

I actually get a weekly list from my local title company that is separated by county, and includes the property address, owner info. etc. It is free of charge (of course they would like you to do business with them.) You might give it a shot - it can be a huge timesaver. Also, a lot of Counties have public GIS/Property Info sites where you can do searches online. Here’s an example:

One good way that I have found to do this is to use the Tax Records, your county may even have them online. You can take the name of the person under the lis pendens and do an owner search. Then you make sure to match the legal description with the property, since the owner may own more than one property. If you live in FL, the chances of your county having the records online are good. Just google it.
