Can you do a Subject 2 transaction with a realtor involved???

Yes you can, not my way of doing a Subject To deal as you will need to pay a commission to the Realtor.
Then the Realtor will have to be familiar with Subject To deals and most will not touch a Subject To deal, so if the one you are dealing with does, then just pay the freight.

Why do you need an agent to do a subject-tom especially if they don’t know anything about them and can’t add value? If you had an investor specialist, then that would make sense since maybe they can hel you. You may want to see if another investor in your local REIclub will help (without stealing your deal).
If you want an agent, you’d just add the fee to the negotiated sales price and it would come out of the closing funds on either or both sides. It’s all negotiable.

I’m assuming that you meant the property is listed for sale by a realtor. As the others said, yes, you can still buy it subject to. The seller usually pays the realtor’s commission. If you can get the seller to do that - great. Desperate sellers will frequently bring cash to closing.
