Does the seller/owner need to be at the closing since I have Power of Attorney and the Assignment of Beneficial Interest?

Does the seller/owner need to play any role at the closing?

Should the seller/owner receive both HUD-1’s or just the 1st HUD-1 which has the settlement with the bank?

Every ecscrow that can go south will. Take all the docs that you have from the seller, power of attorney, assignment of Beni, Trust, Cert of Trust, etc and have the escrow officer take a look at it all. Tell them you arent planning on having the seller at escrow and you want to mke sure all docs are in order. They will probably also call the title company thats being used to make sure everything is is order. If they arent they will tell you what you need to d or what had to be done. Thats what they mean when they say take charge of your closing. To show you how easy an escrow can go bad I had one last month that went bad and took 2 days to straighten out because my articles of incorporation had Jr. after my name and my loan that I was paying off didnt. The bank refused to take my money (go figure) and escrow couldnt close. My escrow company loves that I take everything over first and have it checked out before hand and I seldom have a problem in closing.
