Being listed by an agent doesn’t change the assignment process. Who the seller is and whether they’re going to allow the contract to be assignable affects it. Banks often require addenda that do not allow assignments.
Ohio may be different, but you just need an assignment contract and the other buyer to step in to complete the transaction. The other buyer closes in your stead and you get paid on or before close.
